The Indian luxury housing market is going through a dramatic change as developers of high-end quality are increasingly embracing integrated development strategies that blend luxury homes with office, retail, and leisure areas. This shift is driven by changing homebuyer needs as convenience, walkability, and lifestyle amenities are as important as location and design. Leading developers like DLF, Hero Realty, M3M, Tribeca, and Central Park are leading this trend, with their boutique retail stores and experiential spaces in residential developments.

Industry experts believe that the increasing appeal of these developments is an important shift in the way urban Indians would like to live. According to a study conducted by the real estate consulting firm JLL, the mixed-use townships represent almost 35% of homes that are sold in important Indian cities. In blending living spaces and entertainment, office and retail centers, these projects build self-sustaining communities that are attractive to buyers of today's homes.

Integrated Living Becomes a Key Differentiator

The buyers of luxury homes today aren't satisfied with towers of residential homes that require constant travel to meet their daily requirements or for leisure. They are now gravitating toward integrated developments that provide food, retail, wellness, and social areas within walking distance. This is causing developers to think about their plans and redefine housing communities as destinations for lifestyle.

"Integrated living, coupled with retail and experiential leisure, is now a critical differentiator for new-age residential projects," stated experts from the industry. The focus is on establishing vibrant neighborhoods that encourage social interaction, while making it less of a necessity to travel long distances.

Developers are aware that this trend has gained momentum after the pandemic, since people increasingly value convenience and accessibility to community life, as well as accessibility to services that are essential near their homes. The integration of high-street retailers does not just improve the living conditions for residents, but will also bring long-term value to the overall development.

DLF Brings High-Street Retail to New Delhi

DLF, the country's biggest real estate developer, is one of the companies expanding integrated developments that extend beyond Gurugram to the city's central capital. The company is currently developing the first high-street shopping destination in its integrated housing project in Moti Nagar in New Delhi, which is currently home to over four thousand families.

Walkable retail, with its high-street appeal, has defined modern-day living in Gurugram; however, these integrated urban lifestyle experiences aren't available to New Delhi. With our new high-street shopping destination in Moti Nagar, we will be taking this new style of living to the capital city," declared Aakash Ohri, the managing director of DLF Homes.

The project is part of a wider strategy for DLF to emulate the successful integrated communities that have been seen in Gurugram, which is a place where developments that mix-use have changed the landscape of residential homes. Through the introduction of leisure and retail in residential precincts, the company hopes to provide an integrated life experience for the residents.

Hero Realty Focuses on Connectivity and Scale

Hero Realty is also betting heavily on integrated condominiums, particularly in new growth corridors like the Dwarka Expressway. Hero Realty is developing a luxurious residential development that will comprise around 300,000 square feet of commercial and retail space, along with a 300-metre frontage that faces the expressway.

The integration of high-street retail with integrated condominiums is a natural development in India's changing urban landscape. This change is in response to the growing demands for the kind of lifestyle buyers want, and that is far more than a beautiful property

Palam Vihar-Dwarka Metro Phase Set to Launch

The Haryana Mass Rapid Transport Corporation (HMRTC) is making significant strides in the development of the Palam Vihar to Dwarka metro extension project. Senior officials have indicated that plans are underway to finalize the alignment and locations for this much-anticipated extension, which aims to connect Palam Vihar in Gurugram to Dwarka’s Sector 21.   The project will feature key interchanges: one at the Palam Vihar station connecting with the Gurugram Metro corridor, another at the IECC station of the Airport Express, and a final interchange at the Dwarka Sector 21 metro station. The alignment for the project has been settled, but discussions are ongoing regarding the placement of the last metro station. Options under consideration include positioning the station near the Bijwasan railway station or the interstate bus terminal in Dwarka. The decision will hinge on passenger convenience and preferences for connectivity between trains and buses.   With an estimated cost of ₹1,687 crore, the project was approved by the Haryana government in October 2022. Haryana is set to cover ₹1,541 crore of this cost. Once the final alignment is decided, the project will be expedited and sent for Union government approval.   The extension will span 8.4 kilometers, with 5 kilometers running from Palam Vihar to Sector 111 in Gurugram and the remaining 3.4 kilometers extending into Delhi. The route will include seven elevated metro stations: Chauma village, Sector 110-A, Sector 111, Sector 28 in Dwarka, IECC, and Dwarka Sector 21.   The detailed project report outlines that the metro stations will be elevated, with an interchange planned at Rezangla Chowk in Palam Vihar to facilitate connections with the main Gurugram Metro line extending from Huda City Centre to Cyber City via Old Gurugram and Palam Vihar.
